PROPOSED HOUSES -

The current application is for outline planning consent for the erection of 5 detached dwellings with the exact design, layout and appearance to be confirmed at the Reserve Matters stage. The plans provided with the current application indicate that the detached houses would measure 160sqm each, 3 of which would have integral garages and 2 would have detached garages.

GROSS DEVELOPMENT VALUE -

We anticipate resale values of the proposed houses to be in the region of £500,000 - £550,000 each depending on finish, giving a GDV for the site of circa £2,500,000 - £2,750,000.

SECTION 106 AGREEMENT -

Following a meeting with the planning case officer, the vendor has been advised that the application is going to be recommended for approval subject to the following:



1) A Section106 is currently being agreed with a commuted sum of £50,000 for the provision of a traffic island on the Old Gloucester Road to provide a pedestrian crossing point. The cost is to be divided into 2 instalments, one payable on first occupation and the second on occupation of the third dwelling.



2) The Council also require Players Close to be widened to 6 meters around the bend from Old Gloucester Road and 4.8m from the point where it straightens down to the southern end of the site. A 1.8m footpath and Street lighting at 40m spacing is also required along this widened stretch.
